It seems odd that Disney claims they entirety of the Grand Floridian is only worth in the $250 Million range, about the same as 200-300 high end Golden Oak dwellings. If those rooms were sold individually as condominium properties they would possibly fetch $900,000 each (average) due to location. At 867 rooms (averaging about 400 sq/ft each) that’s around $780 Million, more than 3 times Disney’s valuation. That’s extremely simple maybe that doesn’t address the complexities of real estate market valuation for tax purposes but it’s a reasonable starting point for argument sake.
Disney would do well to aggressively fight for the lower valuation but they need to face facts. If the county is going to aggressively assess tax valuation on prosperity without the ability to assess municipal taxes under Reedy Creek protections what will Disney face when they loose those Reedy Creek protections and face hundreds of million$ more taxes similar to Universal Orlando? It will stifle growth and profitability and pay for employees.
Disney must get get the heck out of social politics and focus on business. Disney Management must do everything they can to repair friendly relations with our democratically elected government in Florida including the local counties and somehow keep their Reedy Creek protections.
